Renovated white Cool Roof on a larger business building

PolyShield Cool Roof

A white roof is only strong if the system underneath it is right.

For larger commercial roofs, we combine reflection with waterproofing, substrate control, primer, detail reinforcement and a UV-resistant 2K polyurea membrane.

Cool Roof for commercial real estate

Lower sun absorption and a controllable renovation structure.

A light, reflective roof surface generally remains cooler under sun exposure than a dark roof. This can limit the heat flow through the roof, but the actual effect varies per building and usage situation.

That is why we do not sell a fixed savings percentage. We assess roof condition, insulation, slope, details, contamination risk and desired remaining useful life before a system direction is determined.

Four checkpoints

The white layer is the visible result. Preparation determines reliability.

  1. 01Inspect and cleanRecord stability, moisture, adhesion, slope and critical details.
  2. 02Select primerMatch to bitumen, concrete, metal or an existing coating.
  3. 03Enhance detailsTreat transitions, bilges, seams, drains and penetrations in a targeted manner.
  4. 04Apply 2K membraneWhite waterproofing in controlled layers, with registration of consumption and conditions.

Objective comparison

Not “which coating is better?”, but which complete system suits this roof?

Features vary by manufacturer and system variant. The comparison below helps with the first selection; official documentation remains leading.

Selection criterionCold applied 2K polyureaSilicone roof coatingOther white PU/acrylate systems
System formationTwo components; reaction and layer build-up are planned in advance.Often one component and moisture curing; check product specification.One- or two-component; major differences per product family.
SubstratePrimer and preparation project specific; Widely applicable within documented structures.Primer requirements vary per substrate and system; never skip generic.Demonstrate compatibility and adhesion per existing roof layer.
Mechanical loadInteresting where high mechanical resistance and walkability are part of the selection.Often elastic, but comparing mechanical and walkable performance project-specifically.From light reflective layer to robust membrane; documentation sets the boundary.
Standing waterOnly claim for a demonstrably suitable system variant and detailing. Many specialized silicone systems are designed for this; check evidence per product. Not automatically suitable; slope and product documentation remain decisive.
ReflectionWhite documented variant can combine high initial SR/SRI values with waterproofing.White variants can have strong reflectance values; outdated values are preferred.Highly dependent on binder, pigment, contamination and maintenance.
Selection reasonComplete, mechanically robust renovation route with targeted primer and details.Suitable when silicone technology demonstrably matches the roof, details and maintenance.Suitable for specific budget, emission, processing or maintenance requirements.

PolyShield will not call a competing system defective without project-specific evidence. We make the selection criteria, substantiation and application limits visible.

Technical substantiation

Reflection claims that remain verifiable.

SR

Solar reflectance

The proportion of incident solar radiation that the surface reflects. For the white reference variant, the current TDS mentions an initial SR of 84%.

0,90

Thermal emission

The ability to emit absorbed heat as infrared radiation. The TDS mentions 0.90 for white.

106

Solar Reflectance Index

Combined index for reflection and emission. The TDS lists an initial SRI of 106 for white and links this to LEED v4.1 Heat Island Reduction.

W3

Documented lifespan class

The reference structure is classified in W3 according to ETA 24/1247, with an estimated useful life of 25 years within the described system structure and conditions.

PolyShield performs this

White waterproofing and Cool Roof renovation

Combine waterproofing with a light, sun-reflecting roof surface that can limit the heat load.

  1. 01Inspect roof structure, moisture and details
  2. 02Cleaning and repairing weak areas
  3. 03Apply primer and detail reinforcement
  4. 04Waterproof membrane delivered in a controlled manner

From damage picture to solution

Problem, cause and effect first visible.

01 / PROBLEM

A dark or outdated commercial roof combines waterproofing risk with strong heating due to solar radiation.

02 / POSSIBLE CAUSES
  • UV and weather loads
  • Movement of seams and connections
  • Overdue maintenance or previous emergency repairs
03 / CONSEQUENCES OF DELAY

In addition to leakage risk, a high roof temperature can contribute to comfort problems and cooling load; the actual effect remains building-specific.

04 / POLYSHIELD ROUTE

Substrate inspection, primer, detail reinforcement and a white UV-resistant membrane layer as a complete structure.

The cause is determined project-specifically. This structure is a decision route and not a remote diagnosis.

Business benefits

The value is not just in the new layer.

01

Lifespan

Maintain a technically suitable roof structure and postpone replacement.

02

Continuity

Organize renovation per work area around the use of the building.

03

Risk management

Include critical details before consequential damage occurs.

04

Maintenance

Create an inspectable and locally recoverable system route.

RISK OF DELAY

Waiting can increase waterproofing defects and leaves a logical combined maintenance and reflection moment unused.

First have the size, cause, accessibility and desired planning assessed. We then compare repair, renovation and, where necessary, replacement without selling a standard solution in advance.

Frequently asked questions

Choose business without marketing noise.

Is every white roof automatically a Cool Roof?+

No. A white color alone does not say enough. Reflection, emission, aging, contamination and the quality of the entire waterproofing structure determine the performance.

Is 2K polyurea always better than silicone?+

No. Both technologies have suitable applications. We choose 2K polyurea when the surface, mechanical load, detailing and desired system control suit it.

Can the system use bitumen?+

This can be done on technically suitable, stable and sufficiently dry bituminous membranes, with appropriate preparation and primer. Trial adhesion and moisture assessment may be required.

Does a white roof lower the indoor temperature?+

A reflective surface can limit solar heat to the roof. The effect indoors partly depends on insulation, ventilation, installations, building use and weather conditions.
