Start with the complete roof structure
A roof can look reasonable at the top even though moisture is already present in the insulation or between existing layers. Seams, curbs and drains can also be locally much worse than the flat part. A visual tour alone therefore does not provide sufficient certainty.
An initial recording maps the existing roof covering, fastening, insulation, slope, drains and previous repairs. If in doubt, moisture measurements, test openings or adhesion tests may be necessary before choosing a renovation system.

- Condition of seams, edges, upstands and penetrations
When renovation is promising
Renovation is especially interesting when the existing roof structure is stable, sufficiently dry and can be repaired locally. The advantage may be that usable materials are left behind and business operations are less disrupted.
Cracks, seams and connections are first repaired. This is followed by a suitable primer, targeted detail reinforcement and a continuous waterproof membrane. The exact structure follows from test results and official system documentation.
When replacing makes more sense
In the case of wet insulation, large-scale detachment, severe blistering or structural damage, a new coating cannot solve the underlying problem. Insufficient slope and recurring puddle formation can also necessitate a wider roof adjustment.
Sometimes a combination is most effective: replace bad areas, preserve usable areas and then apply a coherent renovation system.

Costs over the period of use
The lowest contract price is not always the most economical choice. Also compare preparation, expected useful life, maintenance, disruption to tenants or production and the possibility of local repairs later.
A renovation plan should therefore contain a clearly defined scope, maintenance moments and application limits. Uncertainties must remain visible instead of disappearing into a general warranty claim.
Information for a good decision
Compare moisture condition, test adhesion, slope, puddle formation, detail quality and the desired remaining useful life. Also add future installations, solar panels and accessibility to the consideration.
Only when this information is complete enough can it be determined whether coating, partial replacement or complete renewal is the best route.
